We saw this property through an agent and made an offer of £139K which was accepted, as we are cash buyers. We then went down the solicitor route to buy it and had a survey, All throughout the experience the seller was unco-operative!

When the survey came back there were 4 items that needed urgent attention BEFORE completion. The surveyor also advised that the extensive survey of the property stated in writing that the property was overpriced at £139K and the market value in their experience was £120K.
Some of the issues included; asbestos being present in the property, rising damp on the ground floor and the roof could fail at any time.
We did wonder why the vendor didn't live at the property and his reluctance to insured the property whilst the sale was going through.
We contacted the vendor of 27 Brookhouse Stoke on Trent ST3 6BE via our solicitor and asked if he would complete the problem areas and we would pay the offered price, even though over priced at £139K. Or we would do the work and would offer the market value of £120k.
The vendor came back some weeks later, to say, that he would not do the work nor reduce the price. If we didn't agreed he would put the property back on the market.
Bewarned, if you are buying this through a mortgage, you will struggle as it will fail the survey and you will have wasted valuable time you will never get back, as we have.
